The sales of house’s in Spain fell by 24.9% in 2009 compared to 2008, with a total of 414,811

In 2009, the sale of new homes fell by 20.6% over the previous year, to a total 220,633 transactions, while older properties dropped by 29.1%, with 194,178. Most of the homes passed by purchase during the past year, namely 89.7%, were empty.

In fact, in December 2009, the sale of homes fell 0.3% on-year rate, its lowest descent of the latest figures, launched in January 2008. In the historical series, the falling below double digits in the sale of properties has only happened four times : April 2008 (-7.1%), August 2009 (-9.9%), November 2009 ( -2.6%) and now December 2009 (-0.3%).

In inter-rate (December over November) the sale of housing fell by 7.7%, compared with the 5% increase experienced in November. In 2009, the highest number of house sales per 100,000 population occurred in La Rioja (1,840) Cantabria (1,653) and Murcia (1,580). 57.3% of house sales made last year were in Andalusia (86,916 operations), Valencia (54,062), Madrid (51,302) and Catalonia (45,545).

Summing up urban and rural properties (houses and other properties of urban nature), the total of transfers of property in 2009 was 1,851,183, a decrease of 16.9% over 2008. A total of 927,759 farms, 24.1% fewer than in 2008, while 70,411 farms were transmitted by donation (-0.4%), 20,598Trade (-26%) and 333,358 estate by inheritance ( -5.3%).

In point of sale, 88.2% of transactions were for urban properties and 11.8% to rustic. Within urban areas, 50.7% were house sales. According to the INE, the number of purchases and sales of rural properties decreased by 24.7% in 2009, while urban land sales decreased by 24%.
